Nashville Heights

Malone Given Parsons acted as group manager and residential property developers for a residential and mixed-use community on approximately 185 hectares located in the village of Nashville in the City of Vaughan, Ontario.

This is the first new community plan approved regionally in accordance with the criteria of the Provincial Growth Plan. The block was located within the area identified for the extension of Hwy 427. The OMB approval of the Secondary Plan established a policy and land-use framework to create a transit supportive, mixed-use community for approximately 8,000 people, 2,625 residential dwelling units and approximately 700 jobs. All development blocks are subject to a process that provides for a sustainable approach to development, taking into consideration environmental features and systems, infrastructure such as roads, sanitary sewers, water, parks and schools and supports managed growth, in consultation with various public agencies, stakeholders and ratepayers.

The Block Plan process is intended to provide technical details on land uses, housing mixes and densities, environmental protection, servicing infrastructure, the transportation network, public transit, urban design and phasing for development of the Block. Malone Given Parsons’ role included coordination of the Master Environmental Servicing Plan, Urban Design Guidelines, Architectural Control Criteria, Master Landscape Plan and specific zoning to provide the details necessary to implement the natural heritage feature protection and enhancement and the design of the public realm.
